House Plans for New Homeowner

Buying a new home that needs some TLC and do not know where to start? I can assist you by coming in at time of house inspection and get measurements which are called as-builts. From the as-builts I can generate floor plan to investigate the possibility for creating a better space planning flow. From the as-builts plans I can generate a new floor plan that works with your family and with-in a budget.

I supply the preliminary drawings in 2D and 3D presentation which gives you a good feel of your new space. My love is Kitchens and Baths, I prefer to be conservative so I generate cabinetry in the typical sizes so you can purchase them at a local store or take the plans to a custom shop for bidding.

If you have a really challenging space that has too many doors, closets that should be eliminated, toilet space that was made for really small people, constrained stairs, or a fireplace that overtakes the house, or a deck that goes nowhere, I can help you.

Kitchen Designs

Kitchen Designs is my love. Work out ideas on paper of your wants and dreams. Talk to your contractor and get a involved scope and budget before you start revamping your new home. I like working with contractors, builders, interior designers, or structural engineers.

I can also generate plan for building permits. If a load bearing wall is involved we need to be a structural engineer to do calculations.

Bathrooms have such a potential to be a retreat if the project can stay within the budget. Such great products exist in the marketplace from unique tiles to a functional vanity and linen closet. It all starts from a good solid plan.
